I know you want space to negotiate but look at the comps and where they sold in your area. Are they 96 or 98% of list price? This will help you determine where you should list yourself.

3. Listen to feedback.

Listen to the feedback that you’re receiving. Whether that’s from your broker open or from showings, listen to it and let’s talk through how you might be able to reposition your home to get it sold now.
